More changes to our mall

The Van Riebeeckshof  Shopping Centre is getting a new look, new name and  many improvements the new owners announced,

Noble Property Fund (Pty) Ltd in partnership with Dorpstraat Development Trust (Pty) Ltd have renamed the centre to the Majik Forest Centre. The redevelopment will include exciting new offerings such as a Woolworths Food Store, new restaurants and more. A brand-new raised parking deck will be added, offering ample parking to all without the need to cross streets.

Construction commenced in November 2020 and will conclude in September 2021.

The mall will remain open throughout the construction period.

The developers undertake  to keep construction noise and disturbance to a minimum during the redevelopment. There will be a construction break during the festive season.

A spokesperson from the developers chose not to comment on rumours that  Spur Restaurants and Kapstadt Brauhaus  are interested in  opening  in the new mall.   They however confirmed that the Cattle Baron has an option to continue in the upgraded mall, should they choose to do so.

New Bus Stop

Construction on the long awaited bus stop in Van Riebeeckshof Road opposite Riesling Park has started..

Busses stopping and blocking the traffic at the dangerous intersection with Gamay and Pontac Streets have long been  a point of irritation. Repeated requests for a bus stop could not be fulfilled due to the lack of necessary funds.

The stop will now be constructed directly opposite the pathway through Riesling Park instead of the original planned position higher up in the street. The new position  is safer for passengers who needs to cross the road and is also conveniently close the foot path to Kanonberg.

Work will be completed before the end of the year.

AGM

After being postponed for more than four months due to Covid 19  OWMHOA had a very successful AGM In the Protea Valley Family church.  More than 40 people attended and 145 were represented by proxies.

Feedback on our finances, security situation and other relevant matters were shared with the residents. The six current trustees were re-elected.  Trustees for the next term are Werner Greeff (chairman and all portfolios), Morné Viljoen (security), Ignatius Hagglund (finance), Lara-Jane Pretorius (legal), Hein Priem (environment) and Emile Terblanche (Communications) .

Water restrictions lifted

The use of municipal water for the watering of gardens, washing of cars, topping up of swimming pools and watering of municipal parks are allowed again within certain limitations.  However, residents are still urged to use water sparingly.

Watering with hosepipes and irrigation systems are allowed, but only before 10:00 or after 16:00.   Pools may be topped up with municipal water but must be covered and automatic top-up systems are not allowed.

Irrigation systems activated again

Restrictions on irrigation in our parks were lifted and the irrigation systems in Cabernet-, Shiraz- and Riesling  Park and on the Oude Westhof traffic circle in Pontac Street, will be activated  again.  However some repairs and maintenance work are  necessary as the systems were out of operation since the restrictions were implemented more than 3 years ago.

Giftige slange weer hier

‘n Gespikkelde Kaapse kobra het pas weer vir groot opgewondenheid gesorg toe dit in Shiraz-straat in Oude Westhof sy opwagting gemaak het.   Die uiters gevaarlike slang is gelukkig gevang en is weer in die natuur vrygelaat waar dit ‘n belangrike ekologiese rol vervul.

Ons omgewing is die tuiste van heelwat giftige slange.    Dié slange is nou weer aktief in die warm somer maande en die kanse om een in die natuurtuin,  groen areas of selfs in jou tuin raak te loop, is goed. As jy so n slang teëkom, moet dit asb. nie probeer doodmaak of self vang nie.  Kontak Tygerberg Snake Rescue, tel. of  WhatsApp 072 354 4221 (hulle is ook op Facebook).

Mnr. Deon Oosthuizen van  dié organisasie het ‘n nuttige gids oor slange in ons omgewing opgestel.  Dit gee raad oor hoe om op te tree as jy een  teëkom en wanneer jy gepik word.

Dodelike slange soos die Kaapse kobra,  pofadder, boomslange  en die “Cape Coral”, is redelik volop in ons area.  Die bruin huisslang, eier-eter, slak-eter en ander lyk ook dodelik maar is nie gevaarlik nie.

Hy waarsku dat dit noodsaaklik is om onmiddellik mediese hulp te kry as jy deur ‘ n slang gepik word. Volg die volgende stappe: Soek mediese hulp, hou die pasiënt stil, moet nooit ’n toerniket  gebruik nie en bel die Tygerberg-gifsentrum by 0861 555 777 en volg hulle instruksies.

Please follow building rules

Don’t do alterations or add on  to any house in Oude Westhof without approved building plans, it is illegal.

Don’t try it, its not worth it. When you try to sell your house in the future it will catch up with you. If  there any changes to your property without approved building plans,  the property simply can’t be transferred to the new owner.

This is not the Home Owners Association trying to make life difficult for you.  These are municipal rules that simply has to be followed and the OWMHOA hands are tied by it.

Before a property can be transferred to a new owner, the property has to be inspected by our building inspector.  If he finds any changes the transfer process will be stopped by the HOA until the plans have been changed and are approved.  This is time consuming and expensive. In extreme cases where changes are not allowed by our building regulations the alterations will have to be removed, changed or even demolished.  Rather follow the proper route now, it will save a lot of pain and unnecessary expense later.

These procedures were laid down by the City Council and has to be followed by the Home Owners Association.  The Consumer Act also plays a role and stipulates in the case of a property transactions that the new owners must be furnished with the correct details of the property – this includes the building plans.

Your building plans have to be changed  for any alterations.  This  includes carports, awnings, walls, garden walls, patios, pergolas etc. If you are not sure, ask our advise.  We shall gladly assist you. Please read the following extract  from our  General Building and Alteration Procedures Guide.

A “Certificate To Commence Building” issued by the Association is required before any building commences.

In order to issue a “Certificate to Commence Building” the Association has put the following procedures in place.

  1. Plans to be submitted to NOLANDS INCORPORATED (Managing Agent) for approval. Nolands Incorporated will invoice you for the services of the CONTROLLING ARCHITECT. Kindly contact Nolands Incorporated for costs or refer to the website.
  2. Once approved the erf owner or their architect then collects the approved plans and has them approved by the local authorities
  3. A copy of the plans approved by our architects and the local authority should then be delivered to NOLANDS INCORPORATED for our records.”
New arrivals in Riesling park. Three little Kiewiet (plover) chics have arrived in Riesling Park with their proud parents guarding them day and night. Unfortunately the mortality rate is very high with number of house cats hunting in this area. Let's hope they survive.

Development in Gamay Street

Development of the four residential plots in Gamay Street is in full swing with a new  access road and ground works nearing completion. The building of a wall to enclose the development has started and will soon be completed.
